Palm Beach's Median Price Jumped. The Middle of the Market Didn't Move.

In the third quarter of 2026, the median sale price on the island of Palm Beach rose 40% from a year earlier, to $1.65 million, according to the Sotheby's International Realty Q3 2026 Palm Beach market update. In the same quarter, the island closed 19 sales between $1 million and $3 million, which is exactly what it closed in Q3 2025. Sales between $3 million and $5 million were also the same in both years, at six.

The number that rose 40% sits inside a band that didn't change by a single closing. For a buyer comparing Palm Beach with Miami Beach, Coral Gables or Fort Lauderdale, the Q3 median shows which kinds of property changed hands. It isn't a measure of what a Palm Beach home costs.

Where the 84 sales actually landed

The snapshot combines single-family homes and condos. In Q3 2026 it counted 84 closed sales, up 42% from 59 a year earlier. Here is how they split by price:

Price band Q3 2025 closings Q3 2026 closings Change Share of Q3 2026 sales
Under $1M 27 34 +26% 40.5%
$1M to $3M 19 19 0% 22.6%
$3M to $5M 6 6 0% 7.1%
Over $5M 7 25 +257% 29.8%

All 25 additional closings came at the two ends. The bottom band added seven sales and the top band added 18. Together, the two middle bands made up less than a third of the quarter's activity.

When a market is shaped like this, the median sits in its thinnest part. With 84 sales, the median falls between the 42nd and 43rd. Thirty-four sales closed under $1 million, so the midpoint lands only a few sales into the $1 million to $3 million band, and only 25 sales in the whole quarter fell anywhere between $1 million and $5 million. A shift in the mix at either end can push the median across that thin middle without any individual home being repriced.

The five-year record shows the same pattern

The Q3 history on the same report shows this has happened before.

  • Q3 2023: median $679,000, average $4.57 million, 56 sales
  • Q3 2024: median $940,000, average $4.37 million, 60 sales
  • Q3 2025: median $1.18 million, average $2.53 million, 59 sales
  • Q3 2026: median $1.65 million, average $5.04 million, 84 sales

In Q3 2023 the median fell to its five-year low while the average sat near its five-year high. In Q3 2025 the median rose while the average fell by almost half. The average follows the estate trades. The median follows how many lower-priced sales happen to close in a given quarter.

The pace numbers are a better guide for a buyer. Average days on market fell to 123 in Q3 2026 from 162 a year earlier. Months' supply of inventory fell to 9.5 from 16.8, even though new listings rose 22% to 163. More homes came to market and more of them sold. On the island as a whole, the market tightened. That was much less true in the middle price bands, where the number of closings stayed flat.

The top tier runs on a handful of trophy trades

Moving the over-$5 million band from seven sales to 25 takes only a small number of buyers, and each one shifts the average a great deal. The Palm Beach Daily News reported in September that 608 Island Drive on Everglades Island had recorded a $40 million sale after upgrades. The house sold for $15.48 million in 2019 and was most recently listed furnished at $41 million. The Real Deal put the price at $6,765 per square foot.

The fourth quarter began the same way. On October 2, The Real Deal reported that 593 Island Drive sold for $28.8 million in an off-market deal, the property's first sale in nearly 30 years. Off-market trades like this one are a big part of the top tier, and they don't show up in public listing data until after they close.

Earlier in the year, the two property types were already moving apart. The Real Deal reported that in Q1 2026 the average single-family price per square foot rose 18% to $3,674. Over the same period, the condo figure slipped to $1,243 from $1,267. Those are first-quarter figures, but the direction matches what the Q3 price bands show. Estates are pulling away from everything else on the island.

The condo and co-op tier runs on the repair calendar

Prices at the lower end respond to different pressures. Reviewing Q2 2026 brokerage reports, coverage carried by the Boca Raton Tribune cited reserve requirements, higher insurance costs and growing inventory as pressures on older buildings. The same coverage drew a contrast with well-managed, modern ones.

Those pressures come from the state's post-2022 condo safety framework. The Florida Department of Business and Professional Regulation's timeline says SB 4-D, enacted May 26, 2022, required regular milestone inspections for buildings three stories or higher and adequate reserves for condominium and cooperative associations. The same timeline lists HB 913 as enacted July 1, 2025. It extended the structural integrity reserve study deadline to December 31, 2025, and lets associations whose milestone inspection is due by December 31, 2026 complete both at the same time. That December 31, 2026 date is about ten weeks after this post goes live.

The repair work behind these rules can be slow. In late September, the Palm Beach Daily News reported that the town had imposed a daily fine on a small, century-old island condominium over unfinished exterior repairs. According to the paper, the association's attorney said completion could take more than a year. The scope has grown beyond the area originally affected, and a historic-preservation easement requires written approval for each step.

The Q3 snapshot doesn't say which property types made up the 34 sales under $1 million. Whatever the mix, that band's volume follows a different clock from the estate trades. One clock is set by inspection and reserve schedules. The other is set by a few buyers deciding when to move on a waterfront house.

What a budget meets in each part of the island

The same Q3 2026 report breaks the island into six sub-areas. Each sample is small, so read the medians as a rough sense of scale. Comparing end-of-quarter inventory with the quarter's sales shows how much choice a buyer has in each area.

  • Billionaire's Row: median $26.5 million, 2 sales, 3 active listings, 132 days on market
  • North End: median $12 million, 13 sales, 34 listings, 167 days on market
  • Estate Section: median $9.25 million, 5 sales, 13 listings, 156 days on market
  • Mid-Town: median $3.8 million, 17 sales, 64 listings, 109 days on market
  • South of Sloan's Curve: median $1.38 million, 18 sales, 37 listings, 158 days on market
  • South End Condominiums: median $1.1 million, 9 sales, 54 listings, 136 days on market

Mid-Town is where the island's middle price range shows up. Its listings outnumbered its quarterly sales almost four to one, while the island as a whole was a little above three to one. South End Condominiums had about six listings for every sale. South of Sloan's Curve, at a similar price, had about two. Even at the bottom of the market, two areas with almost the same median gave buyers very different amounts of choice.

Reading a Palm Beach comp this quarter

For a buyer working between $1 million and $5 million, the 40% headline overstates what is happening in their price range. The questions below come straight from the data above.

  1. Match the comp's price band to your own. The 19 sales between $1 million and $3 million are the comparison set for a $2 million purchase. The island median isn't.
  2. Check the sub-area's inventory-to-sales ratio. It ranged from about two to one to about six to one in Q3 2026, so it says more about negotiating room than any island-wide figure.
  3. For condos and co-ops, find out where the building is on its inspection and reserve timeline. The DBPR timeline sets out the statutory dates. The association's records show where a given building stands.
  4. Ask about recent off-market trades. At the top of the market, the most relevant comp may not appear in public data until weeks after it closes.

Frequently asked questions

Did Palm Beach home prices rise 40% in Q3 2026? The median sale price rose 40%. Closings in the $1 million to $5 million range were flat year over year, which points to a change in the mix of sales rather than a broad repricing.

Is the Palm Beach market tightening? Island-wide, yes. Months' supply fell to 9.5 from 16.8 in Q3 2026, and average days on market fell to 123 from 162.

What does the December 31, 2026 date mean for condo buyers? Under HB 913, as summarized by DBPR, associations whose milestone inspection is due by that date can complete their structural integrity reserve study at the same time. A building's status against that date is worth confirming before you make an offer.
